A major development in downtown Portland was discussed at a neighborhood meeting last week after it received support from the Planning Board in August.

The development, a large hotel and condominium project on Congress Street near City Hall, is expected to cost between $200 million and $300 million. It would create nearly 300 condominiums, a 152-room hotel, more than 12,000 square feet of retail space, a public park, and more than 330 parking spaces at the former site of the Portland Press Herald newspaper printing plant. The project is being called Herald Square.

The real estate development and investment firm Reger Dasco Properties, a partnership of New York- and Massachusetts-based developers focused on Portland, propose to develop the condos. Fathom Cos., a firm headed by Portland-based real estate developer Jim Brady, will develop the hotel. Fathom also manages the Press Hotel across the street.

Fathom is expected to appear before the Planning Board for a workshop on Oct 25.

The plan is for Herald Square to be built out in phases, and each phase will require separate approval from the Planning Board.
